Position Summary/Purpose of Position:
This position is responsible for the operation of a Maintenance program in a commercial residential setting on the university campus. The incumbent will complete various mechanical and administrative tasks daily. Performs routine maintenance activities in residential community buildings. Regularly monitors Building Systems controls located in mechanical rooms, and as needed adjusts valves to maintain systems operations within defined parameters. May perform as a lead worker, supervise crews of temporary employees during the summer months. Valid drivers license required.

HS/GED
Experience:
Five years progressively responsible experience in the trade(s) where assigned to include at least two years in a lead or supervisory capacity.
Required Knowledge, Skills, and Abilities:
- Comprehensive knowledge of and skill in the methods and techniques of the trade(s) where assigned; of the OSHA regulations related to the trade(s) area.
- Thorough knowledge of and skill in the practical application of electronics, hydraulics, and mechanics as used in maintenance work; of basic mathematics including area, volume, weights and the practical application of fractions, percentages, ratios and proportions; of the care and storage of equipment and supplies used in the area where assigned.
- General knowledge of the principles of supervision in the maintenance trades.
- Skill in the use and maintenance of the tools and equipment of the trade(s) where assigned.
- Ability to read, interpret, and work from blueprints, schematics, drawings, and specifications; to communicate effectively both orally and in writing; to lead and train skilled and unskilled employees in assigned trade(s) work; to prepare summaries and reports; to work in, on, around, over and under fixed equipment and machinery; to work from ladders and scaffolding; to manipulate heavy equipment, tools, and supplies and/or exert force up to 70 lbs.; to concurrently manipulate multiple controls on machinery and equipment; to work in hazardous or irritating environments, confined spaces, and adverse weather or temperature conditions; to wear and work in personal protective equipment.

- Ability to to plan and organize maintenance work and to prepare cost estimates.

Physical Demands
- Incumbent will be required to work from ladders, lifts, or scaffolding; to work in, on, around, over and under fixed equipment and machinery; to manipulate heavy equipment, tools, and supplies and/or exert force up to 70 lbs.
- Incumbent will work in hazardous or irritating environments, and adverse weather or temperature conditions.
- Incumbent will be required to wear and work in personal protective equipment and work on ladders of varying feet in height.
- Work will involve repetitive motion incumbent will be required to inspect work, which may involve bending, stooping, walking, and climbing.
- Incumbent will assist with/lead snow removal activities, which may require using snow removal equipment (tractors, snow blowers, shovels), and working outside in cold weather for extended periods.
- Will require extended hours/overtime work due to weather emergencies, scheduled openings and closings, and system changeovers.
- Must be able to lift up to 50 lbs.
